LODGING POLICIES
The following policies pertain to the guest suites BORDEAUX, BURGUNDY, PROVENCE, CHAMPAGNE, & VERSAILLES.

BORDEAUX, BURGUNDY, PROVENCE, CHAMPAGNE, & VERSAILLES GUEST ROOM POLICIES
The maximum number of guests per stay is TWO.
The Baker House is an exclusive property where every guest reservation is both important and special to us. If your travel plans change and you must cancel your hotel reservation, please understand the below fees and policies will apply. Please be sure to read and understand these policies completely.
DEPOSITS, FEES & PAYMENT
Upon making a reservation a deposit of one night’s room rate (plus tax and service and booking fee) or 50% of the entire reservation is required to secure the reservation and will automatically be charged to your credit card upon making that reservation.
Fourteen (14) days prior to your arrival, a non-refundable prepayment for the remaining balance of your stay is required and will be charged to the credit card on file. If you have requested to pay the balance by cash, all financial arrangements must be made 14 days prior to your arrival. Please discuss your needs with the Innkeeper.
All room rates are subject to a 13.5% city, hotel & state tax plus, a 10% Service Fee per evening. Our services include: Complimentary wifi throughout the property, bottled water in your room, coffee, te,a and hot chocolate station, and housekeeping as requested. You are entitled to the use of 2 entry wrist bands for complimentary entry at the Riviera beach. You are also afforded preferential access to our garden, outdoor Gazebos, restaurant, and Speakeasy when available.
CANCELLATIONS
In the unlikely event that you must cancel or change your reservation, the following applies:
PRIOR to 14 days of arrival you have your choice to have your full deposit be made available to you for a future stay (within one year) minus a $65 change fee OR the original deposit can be refunded, minus a $125 cancellation fee.
If you CANCEL or SHORTEN your stay WITHIN the 14 day period please understand that as a small business with only five luxury suites each room change accounts for 20% of our business and we must ask you to take 100% responsibility for your entire original reservation.
Early departure from an original reservation date will be charged for the full amount of original reservation.
Change Requests are dealt with on an individual basis, all above policies apply.
We pride ourselves in giving each guest a grand and welcoming experience. In order to prepare the home and rooms for each special arrival our check-in time BEGINS at 4:00 pm and ends at 10:00 pm. If you wish to arrive earlier, you are welcome to park your car in a designated hotel spot and stroll into town for the day. If you wish to check into your room early before 4pm there is a $75 fee. If you need to arrive after 9:00 pm we ask that you notify us in advance so that a late check-in can be arranged.
A Major Credit Card with Valid ID must be presented to check-in. Arrivals after 9:00 p.m. MUST make prior arrangements with our reservations staff to ensure access to your room.
CHECK-IN time is 4:00 PM
CHECK-OUT time is 11:00 AM
In order to give the room the attention you and all other guests deserve, all guests must check-out by 12:00 p.m. on the day of your departure. Late check-outs are on occasion available for guests wish to stay after 12:00 pm but must be arranged in advance as additional fees may apply. Any departures after 12:00pm will be assessed a $50 per hour late check-out fee.
CHILDREN
Our rooms are designed for two guests with suites being able to accommodate a roll-away bed for an accompanying child. Children should be at least 16yrs or older due to the intimate and sophisticated surroundings of the Inn. For children under the age of 16, we have found it best for everyone’s experience that they be under the full-time care of a parent, guardian, or nanny at all times. It is mandatory to notify us in advance if children will be staying with you as there is an additional charge of $95 per night for any occupant over 2 people per room.
Local Day Guests: For the discretion and enjoyment of all our overnight guests, visiting friends & families must be arranged in advance with the House Butler or Manager and are limited to a Maximum of two (2) people at any time, anywhere on the private 2rd floor of the mansion. Visiting guests are strictly prohibited before the hours of 9:00am and after the hour of 10:00pm. You are welcome to entertain local family or friends at the mansion during restaurant hours, in the bar lounges and Speakeasy. Seatings for a table in the garden or 1st floor dining room can easily be arranged in advance.
We are a completely NON-Smoking property:
Smoking is not allowed in any guest room or public spaces. However, in our desire to accommodate guest needs, we ask that smokers discretely use the designated outdoor area on the 1st floor ONLY. There is a minimum $300 cleaning fee automatically assessed for any smoking violation.
OWNER’S SUITE POLICIES
The maximum number of guests per stay is ELEVEN. If you have a larger group, please call us to discuss other options for additional guests.

Since most of our reservations for the 3rd floor apartment Owner’s Suite are made 6 months to one year in advance, we ask that thirty (30) days prior to your arrival, a non-refundable prepayment for the remaining balance of your stay is required and will be charged to the credit card on file. If you have requested to pay the balance by cash, all financial arrangements must be made 30 days prior to your arrival. Please discuss your needs with the Innkeeper.

Our services include: Cleaning staff gratuities; coffee & tea; complimentary WiFi access in your guestroom and throughout the property, preferential access to our garden, outdoor Gazebos, restaurant, and Speakeasy when available.
CANCELLATIONS

PRIOR to 30 days of arrival you have your choice to have your full deposit be made available to you for a future stay (within one year) minus a $100 change fee OR the original deposit can be refunded, minus a $275 cancellation fee up to 30 days prior. Additional season rates may vary.
If you CANCEL or SHORTEN your stay WITHIN the 30 day period please understand that as a small business with only one apartment suite, we must ask you to take 100% responsibility for your entire original reservation.
Early departure from an original reservation date will be charged for the full amount of original reservation.

DAMAGES: The Baker House is filled with beautiful pieces, both antique and designer. You will find exquisite fabrics, quality linens and custom carpets throughout our home and hope you enjoy them as much as you respect them. In the unlikely event damage occurs to items within the home either by accident or otherwise you will be responsible for the cleaning, repair or replacement of damaged items.
PARKING: There are 2 parking spots with a special space allocated just for you upon check in. You are allotted spaces for 2 vehicles in our underground garage. There is a possibility of stacking a 3rd smaller car behind one of the 2 designated vehicles. Additional vehicles must find free street parking or use free city parking lots D or E.
